Cost of living in Singapore 2023 for family of 6

 Recently there was a study on cost of living in Singapore from NTU and Lee Kuan Yew School of Public policy that.

  • $6,693 for a couple with two children aged 7­–12 and 13–18 years old.
That's quite substantial to me. As i read through the key findings of the report.
I decided to dive deeper to my family household expenses to see how much i need per month and how near of off the budget of $6,693 am i.


Monthly my budget should go up to $3.5k after rounding up to the nearest hundred. Of course the above only indicates the living expenses per month. As i stay in hdb, I also have a housing loan of $800 to service every month. With that in month, the monthly household income would need to be at least $4.2k to at least cover my household income and the housing loan. 

Let's see what does MIS calculator show. 




 By rounding up to almost $6k per month. With that in month. Household income will need to be at least $7.2k per month. A difference of $3k per month. Let's see what does it comprise of.







The main differences are MIS include social participation, clothing and personal care and healthcare and insurance. 

For health care if i will to add on the medishield plans i had for both my daughters and my wife. The out of pocket expenses will come up to $100 per month. For insurance my family have the savings plan which amount to $1k per month. For social participation, normally is about $100 per week which amounts to $400 per month. Clothing amounts to $300 per month for my 2 daughters and my wife. (For myself, i only buy once per year before Chinese New Year which normally cost me about $200, shoes about 2 pair cost around $160, roughly about $30 per month) Additional $1730 a month. If i total it up will be $5930 household income that i need to earn per month to have a minimum living standards in Singapore. The $5930 per month is almost roughly the same of what the MIS calculator have estimated. The main difference is that my household include my Mum and a maid. My total annual household expenditure amounts to $42k. Including the 3 categories of healthcare, insurance, clothing, personal care and social participation will require another $20.8k rounding up. YouTube Understanding of Real Estate to boost wealth

Let me share learning of new skills in the knowledge Economy in year 2023. In today 2023, it has been easier than ever with platforms like Youtube where you can learn and pick up skills. I've been following YouTube content creators and gain alot of insights + habits from their channel. Ever since the pandemic in year 2020 in Singapore, i've been so engrossed in how to reach F.I.R.E and what are the ways to achieve. 

Real ESTATE

From there i've learn about Real Estate that you can put certain a fraction of the house price down and rent the house out to a tenant and build up your equity over time. With a fixed mortage of 30 years, you get a bang out of the fixed interest rate back then as interest rates were low. As long as you can rent it out, and you are getting positive cash flow. What do i mean by positive cash flow.


Example : 

House price for 2 bedder in Singapore in year 2020 : SGD $650k

Downpayment :  SGD $130k

Interest Rate (2020) : 1.5% for 30 years for $520k

Monthly payment : $1794.63 round off to $1800

if you can rent it out at $2.5k per month. Assuming 10 months as you may need to advertise for rentee after 1 year lease. (Note : Singapore minimum is 1 year lease. Airbnb is not allowed for duration less than 1 year)

Cash flow per year : $25k - $21.6k = $3.4k (Worse case is to rent out at $2.25k whereby cash flow per year is zero) Your gain will be equity in your asset. As your tenant is building up your equity for you. 

Per year equity build up is roughly $14k. Assuming you got cash flow of $3.4k + equity of $14k. You can get $17.4k returns in 1 year. Rate of return is rounded up to 13.4%

Fast forward to 2023, depending on locations, renter has gone up to $3.4k - $7.2k. What cause the rent to go up? A couple of reasons, Covid19 infection has more or less stabilize in the world. People are longing to travel as back then in 2020 - 2022, there were shut downs in factories, people stayed at home and countries restrict people to travel. Many jobs were cut. Right now, internationally except for the Ukraine and Russia war, all the other countries have opened up and international travel and business has resume. Economy has gotten better except for inflation. 

If based on current average rent rates of $5k per month. Using 10 months out of 12 months as reference. Cash flow per year : $50k - $21.6k = $28.4k. Assuming cash flow of $28.4k + equity of $14k. You can get $42.4k returns for year of 2023. Rate of return is rounded up to 32.7%.

2020 rate of return : 13.4%

2021 rate of return : 13.4%

2022 rate of return : 13.4%

2023 rate of return : 32.7%

2024 rate of return : 32.7% (assuming all else same for 2023 pending any black swan event)

In a matter of less than 5 years, you will get $130k investment back in cash flow + equity. And the asset you own is worth $0.8m - $1.2m based on location. 


Calculating the net gain in asset in equity : 

Price of house : $1,000k - loan of house  Remaining $450k = $550k

Total Gain with cash flow - initial investiment

$550k + $67k - $130k = $487k 

Total percentage gain over less than 5 years : 377 % rounded up. 


Of course this is base on today 2023 and the opportunity taken back in year 2020. The reverse also hold through if you cannot get renter and also the equity you build up over the years may drop significantly if housing suffer a slump or a crash. All investments will carry risk. Need to understand and cover your down side. 

So how do people cover the down side, drop rent is one of the way. From $2.5k drop to $2k per month. Cash flow becomes -$1.6k which can be easily covered if you are working. Once housing recovers, you can increase your rents back. Get more people to rent, if there are 5 people to rent for the 2 room condo, you can still get the $2.5k per month. Potentially i see there is more advantage than disadvantage using Real Estate to build up wealth. Even forbes showed most of the top billionaires built up their wealth through Real Estate.






MY LIFE TILL 16 YEARS OLD IN SINGAPORE

My life till 16 years old in Singapore


My parents were married through arranged marriage whereby my dad went out with my mum 3 times and they got married. My dad was a hawker and till this day he is still a hawker selling clothes. He shared with me that back then the Government wanted to give the hawkers a place to ply their trade instead of plying the trade on the roads. His store is located at Albert Hawker center. Till today he is still selling his clothes as he wanted to keep himself busy even though he is going to reach 80. I admire my dad for his preserverence in doing the same job for the past 65+ years. How many people can say that they have been doing the same thing over and over again for 50+ years. My mum was working as a carpark attendant and retire when she was 57 years old. She was also working for Capital Mall for 40 + years before she retire. Although both my dad and my mum only have primary school education and does not understand English. Both of them work hard and togther they got a 3 room flat. 


(From 0 to 7 years old) Kindergarten (Infrant)

I was born during the 1970s and back then life in Singapore is not really as advance as in 2023. My family stayed in a 1 room rental flat back then. I have no recollection of my 0-4 years only. I only remembered that mi and my brother (difference of 1 year+) were put in a house in Toa Payoh whereby we stay with our Nanny and schooled in Kindergarten in Toa Payoh. I cannot remember where is the kindergarten now. It may have been abolished as per so many schools in Singapore due to low birth rates. I've been close to my nanny but unfortunately she passed away when i was 8 years old. I was able to see her for the last time before she passed away. She requested to see mi and my brother before she passed away. I still remember as it was yesterday when she passed away. I believe these memories will never go away as it was an important event in my life. 


(7 years to 12 years old) Primary School (Children)

I recall with fond memories where i study in Stamford Primary School. That was the place that i study and make a lot of friends. Some of them i still keep in contact till today. Total 6 years in primary school. I learn drama, singing, art classes and i was a flag raiser whereby every day i will raise the flag when i was primary 6. Not sure why i was picked as i was also a naughty boy whereby i will disturb other people in class. My academic results were average and i was able to score 232 to go to express during PSLE (Primary School Leaving Exams) I was also helping out with my dad in his shop whereby everyday i will deliver lunch to my dad. My grandmother can cook delicious food where i always recall i would like to join her to go to the market in the morning at Albert center to buy fish, chicken, vegetables. Back then in the 1980s there were alot of wet markets whereby you can see live chickens and fish. There were a lot of negotiations to and fo and i enjoy listening to my grandmother bater with the hawkers for better deals. She will examine the fish carefully and will check whether it can feed the whole family. I still remember my dad will pass her $10 every day to buy the food for the whole family where she will cook the food for lunch and dinner. My mum after work will take over my dad at the store and my dad will come home and have dinner with mi and my brother. We were living in a 3 room flat when i was 7 years old. My dad shared that initially HDB offered him China Town but he decline as his shop was at Bugis and with a 3 room flat in Queen Street is more convienent. In the end, my dad was able to get the 3 room flat in Queen Street. During my childhood, my dad bought me a bicycle and a roller skate which i taught my self how to skate and ride and took me to library and make a library card. Back then i can only borrow 4 books unlike now we can borrow up to 24 books for 3 weeks. I will always visit the national library every Sun. I love the library and the books. Mainly there is air condition and there were a lot of interesting books in the children section, like Hardy boys, Nancy drew, Ronald Dahl. The stories were captivating and i can keep on reading. Besides it is free. The library become a source of resource for me back then. 


(13 years to 16 years old) Secondary School (Teenager) 

I selected Kim Seng Technical School as my choice not knowing how far it was to my house. Back then i thought the postal code is near 183xxx for Bugis, i thought it is nearby. Lucky it was not too far but every morning need to take the bus 32 and it took about 35 minutes to school. I tried to wake up early and go to school but sometimes when you miss the bus and you will need to wait for the next bus. That is where i will be late for school. When i was in secondary 3, the school will give way for other construction and we were combined with Delta Secondary when i was in secondary 4. I will always remember Ms Rosie Lim, my form teacher for Secondary 1 and 2. She taught my class English and she did not give up on us and was always patient with us. Till today i'm always grateful for her. I was made a treasurer and will collect the money for the class. The secondary school life goes by more faster than i thought it will be. There was also a boy name Xiang Zhong and a girl name Suyanti. They are both from Indonesia and they studied in Singapore. Hope that they are all doing well as i lose contact with them. Nowadays the gathering i had with my secondary school friends are a handful. Most of them have their own families and they are busy with day to day. Hopefully i can reconnect back with my friends so we can catch up on old times sake. 







MY JOURNEY TO CONTROL HYPERTENSION IN MY 40s

 

My Journey to control Hypertension


My name is James. I was first diagnosed with hypertension on the 10-Aug-2022. It was through a rountine health check on the 5-Aug-2022. I was doing the 2 yearly check at Raffless hospital whereby the check up cost $300 but as a ST Engineering executive, i only need to pay $36 for the whole body checkup which include blood test, urine, stool, x-ray, ultrasound. I was a bit shock that my blood pressure was at 150/100 as i thought i have the blood pressure in control since i was excercising in year 2022 whereby i want to keep fit due to Covid19.


Upon the doctor’s advice for the blood pressure, i monitor for the subsequent days from 6-Aug-2022 till 10-Aug-2022, the blood pressure readings varies from 139/105 till 170/120 and also i was not having good night sleep whereby i need to take a leak a few times during the middle of the night. From there i did some research and my high blood pressure could be due to sleep apnea problem that i have. With this in mind, i look for my company doctor on the 10-Aug-2022 morning to have the diagnoses. The blood pressure that he measure for me is at 170/100 where he insisted that i take medication to bring the hypertension down first as he writes a letter of recommendation for myself to go Ng Teng Fong’s hospital for the ENT specialist check. I was prescribe 30 tablets of

amlodipine of which to consume 1 tablet per day. After the first day i consume the tablet, my blood pressure drop to 154/110. On the 11-Aug, my blood pressure drop to 142/105. On the 12-Aug, my blood pressure drop to 133/95. On the 13-Aug, my blood pressure drop to 125/85 almost to normal.

Doctor also tell me to take complex carbohydrates then process carbohydrates. This combine with excercise will control the hypertension. Doctor also share that eat fruits then juices as the raw form of fruits have a lot of fibre which is important. Banana is good for reducing blood pressure. Less salt / sodium so that the body does not retain more water and does not feel so thirsty. Examples of complex carbohydrates.


List of complex carbohydrates

Fruits include Apples, Bananas, Strawberries, Pears,

Legumes and Seeds include Chickpeas, Green Beans, Soy Beans

Vegetables include Brocoli, Carrots, Cucumbers, Onions, Potatoes, Spinach, Tomatoes,

Whole Grains include Brown Rice, Barley, Oats, Wheat


Complex Carb food to avoid as it has less fibre include bake foods, cakes, cookies, crackers, hamburger buns, pancakes, pizza, rice cake, sandwich bread, waffles, white rice, pasta


In between 10-Aug till 13-Aug, i read up on information with regards to Sleep Apnea. With regards to Sleep Apnea, it affects everyone who snore for extended period of time. For myself, i have been having snoring problem ever since i get to know it in the army but i can always wake up fully charge in the morning as i have 7-8 hours sleep but i do feel tired in the afternoon, it could be i did not have a good sleep as i have sleep Apnea.



Tongue Excercise

With the research i did, i was able to identify the excercise that i can on my tongue to train as a muscle. Stretching the tongue to touch the chin by opening up the mouth for 5 times and holding for 5 secs. Stretching the tongue to touch the nose by for 5 times and holding for 5 secs. Tilting back the head and stick out the tongue for 5 times and holding for 5 secs. Closing the mouth, rolling the tongue back and stetch to the front teet for 5 times and 5 secs. Closing the mouth, stretching the tongue to the left side of the chin and using a hand to push against it, like wise do it for the right side of the chin and using a hand to push against it. Do it for 5 times and hold for 5 secs. Lastly stretch the tongue by closing the mouth and pushing it against the lower teeth for 5 times and hold for 5 secs.


Breathing Excercise

Breathing in deeply and exhale and do it for 20 times. Massage the nose and face around the nose for 10 times. Doing a snort for 5 times. Base on medical experts, doing it everyday will yield results. So far from 10-Aug till 13-Aug, the frequency that i wake up indeed become lesser.



Sleeping Positions

Sleep on the side and also popped the pillow to where your neck and body can be fully supported. I will be trying that on the 13-Aug and hope that this will enable me to have deep sleep and better rest.


Day 5 : 14-Aug-2022

I have a good night sleep from 10pm to 2am and from 2am to 6:30pm. Total i got 8.5 hours sleep. I felt refreshed with 2 pillows rather than 1 pillow. I measure my blood pressure in the morning before i excercise. The blood pressure reading is measure at 137/92. After the excercise i measure my blood pressure, it is reading at 117/85. I will continue to sleep with 2 pillows. It is evening time at 6:11pm, i measure my blood pressure after excercise, it is reading at 117/86. Hope that i will have another good night sleep with 2 pillows



Day 10 : 19-Aug-2022

Visited Raffles Medical Hospital to get my health screener report. Everything looks good, i got no diabetics and no high cholestrol. Except for my blood pressure which i told the doctor i will be going to a specialist to check whether i have sleep apnea issues. I also showed her the high blood readings that i have dilliegently taking down. The blood pressure has been trending down since i took medication and my reading was at 110/78 when i took it on the 20-Aug. The doctor advice mi since the dosage of the high blood medicine i took was small, high probability that i will be off the medication but this has to been confirmed by the doctor. I thank her and it is great news to me. I will continue to excercise morning and relax in the evening except for sat and sun whereby to excercise in the morning and evening time.




Day 13 22-Aug-22

I went to pioneer polyclinic to visit the doctor and i was consulted by the care coordinator who told me to bring my blood pressure monitor next visit. Base on the readings i have taken for 13 days, although the blood pressure has went down and seems under control. The doctor will have the final say. After that i was consulted by the doctor who tell me that he cannot reduce the dosage yet. Although the blood pressure seems to be under control, the underlying issues is the sleep apnea which has to be resolve first. He asked about my appointment in NUH which i reply it is this Wednesday. I got another 4 months of medication to have my next appointment, for now is maintain 1 tablet per day. Doctor did share that if the next appointment shows significant drop, the doctor may consider to remove medication. I will look forward to that. For the time being i will continue to excercise morning for Mon and Friday and excercise morning / night for Sat/Sun. At the same time control my diet and do not drink any coffee till my next appointment in Dec. I have confidence that my blood pressure will be in control lessor than 130 / 80. I learned somthing new also as the medication that I’ve been prescribe, i cannot take any grapefruit or grapefruit juice as it will have side effects.


Day 19 28-Aug-22

I have changing my workout to a less intense workout to a 12 minutes per day workout for 7 days. I can see my blood pressure further dropping to 104/74 for the 2 days that i have doing the work out. Seems like my blood pressure is definitely under control. The key reason is also that after i see the specialist in NUH, the doctor diagnose that i could have some nose block issue whereby i am being prescribe steorid spray to open my nose. I was having a good solid 6+ hours sleep per day and i believe it helps to lower the blood pressure.


Day 89 7-Nov-22

I have changed my morning routine to excercise in the morning from every Tues / Thurs / Sat / Sun with a 2.4km jog coupled with a hands excercise for 3 sets. My blood pressure has further drop to 97 / 69 which i deem a further accomplishment. I have also shed some weight from 60kg to 58.5 kg. My target is to hit 55 – 56kg as my baseline.


Day 120 8-Dec-22

I have sucessfully reduced my medication to 1/2 a pill daily. The next review is 3 months time. I am still not out of the woods yet. I still need to continue to monitor my blood pressure and continue my excercise and diet. I’ve been excercising daily by jogging 2.5km every morning after i send my daughter to the school bus. As i excercise daily, i can find that my energy levels are much better and i don’t feel so lethargic.


Day 144 3-Jan-23

I have not been sleeping well when i was waking up 3-4 times in the middle of the night to go toilet at my in laws house. I was alarmed, i thought i am on the road of recovery. I thought that it could be that i am not used to sleeping at my in laws house in indonesia. So i decided when i come back to Singapore, i will monitor whether i have any sleep apnea issues. For the next 1 month, although my blood pressure remains under control, it did not reach less than 120 / 80 and i was having bad sleep for a lot of days. On 31st Jan 2023, i decided i need to engage the cpap machine to assist on my sleep. After i used it on the 31-Jan-2023 night, the next day i feel refreshed and energetic not really dragging myself to excercise, my head seems to think clearly and i have more energy than before. For the next 1 month+ till my doctor consult i used the cpap machine and believe me, it makes a difference, coupled with the excercise i do daily and the tongue excercise i did, my body has sufficient rest and my blood pressure has slowly reduced significantly from 120+/90+ to less than 120/80+.



Day 205 10-Mar-23

My doctor consultation day. Although my blood pressure hovers around 120/80+, the doctor is uncomfortable to remove the 1/2 a pill and wants me to continue to take 1/2 a pill day till another 3 months to monitor. The target from the doctor is to reduce it to less than 120/80 in order to remove it totally. Although i did not manage to remove, i am hearten as my blood pressure has indeed drop to lesss thatn 120 / 82-83. I’m very sure by continuing my daily regime of excercise and diet, i will be less than 120 / 80. I’m also picking up back basketball which used to be daily excercise when i was 13-19 years old, it was only during army then i did not really play again. It is always shiok to play basketball and pit my shooting skills, i need to work on my shooting skills. Increase my excercise doing cross fit as well.


11-Mar-23 to 5-Jun-23

I start to excercise daily jogging for 2.5km in the morning and doing 1.5km in the evening. I also start to sleep early at around 9+pm. I start to feel more energetic in the morning and also less tired during the day. I have been consistently build up the habit of jogging and for now i cannot imagine myself not jogging every day. On the 5th-Jun-23, showing the doctor on my blood pressure which has consistently maintain below 120 / 80. I was off the 1/2 pill. The next check up will be 1/2 year in later Nov to check on my blood for my whole body. I guess i have to keep on maintain my excercise regime. With the regime i started, there is no going back to the lifestyle i lead.

F.I.R.E Movement

 I have been listening to a lot of audio books, the one author i really like is Chris Hogan. He really have a nice audio voice and he's able to resonate with the common person like me. He start off that any one can be a millionaire and at an early age. The way he preaches are like a financial planner not to mention the passion that he rub off the person. I especially like the stories that he inject in between the lesson that he want o impact. 

To become a millionaire. Focus on building wealth and passive income streams. 

- Clear credit card debts, student loans, housing loan, car loan.

- Reduce spending to below 50% of your monthly income. That's where i can build up my emergency funds after 6 months. 

- Automate the savings to a index fund or stocks

- Look for side hustles to increase the income

- Increase savings to CPF account as well.



Earning my first keep as a caddie in 1990

I still remember when i was only 13 years old that i started to earn my first cash as a caddie for keppel country club. I still remember mi and my other 4 friends went to interview to keppel golf club as a caddie. I still remember the manager asking mi if i can carry the golf bag myself. Summoning all my courage, i told them yes. And there begins my short stint as a caddie in Keppel Club.

I remember i wake up at 5am and made my way to keppel club waiting for golfers to come. The caddie card that we got is C license and everyday during the school holidays we will wait at the driving range counter. Every morning by 6 am i will reach Keppel Club. I remember i enjoy the nasilemak, it cost us $1 and it can last me till lunch time.

It was my first exposure to golf. There are total 18 holes in a golf course and normally people like to play in the morning from 7:30 till 12:00 pm before lunch. I still remember that i waited there with other people waiting for golfers to come and it was by first come first serve. 

My first day as a caddie, i carry the bag around for the golfer and walk around the 18 holes. It was tiring but i hang on. I enjoy the scenary and also vast golf course. There were trees, grass, pond, sand and a flag. It was my first experience of walking with golfer and i felt proud as back then in 1990. Only the rich and famous can play golf. I was like a pumpkin kid from a small 3 room hdb, never been exposed to the rich and vibrant life.  After the 18 holes, i got paid $18 & $2 tip. I was very happy that i earn my $20. It was hard work but it was worth it. And i also get to know about woods and iron, if i'm not wrong back then 30 years ago there were not many books about golf. For tee off, depending on the distance of the hole, people may use wood, normally at keppel club, i see most people using wood 3, then along the way use iron 6 or 7 depending on their skills. Those that have handicap -sign, means they are really good and they can complete the golf course within 2.5 hours. However most of the time i meet the golfers that complete in 4 hours instead. Then that's the sw golf club, whenever the golf ball hits the sand, the golfer will use the sw. All these i pick up along the way as i study and look at the golfers along the way. It builds up my eye for detail and i guess determination as well. That i don't give up easily as well. 

Depending on my energy and time sometimes i work the 2nd time, earning a total of $40 for the day before i go back home. Back then i did not tell my parents, they thought that i was going to school. My parents didn't really ask and i didn't really tell them as every night i will be at my father shop to assist him to close the shop. Eventually I was able to save up and buy Sega for myself and my brother to play. I also use the money i earn to buy comics. I was really crazy about comics. I always imagine myself being the hero in the comics and save everyone. I remember i like dragon ball character Goku. Always humble and looking for the next challenge, fighting fair and square. Till today i still maintain fighting fair and square. Looking back 30 years ago, that experience as a caddie although is short, build up my character. And that experience will always be with me. 



Mini Projects : Doing coloring and drawings with with my daughter

I love doing mini projects with my daughter. It bonds me with her like father and daughter. Something i didn't have with my dad and mum when i was young. My dad and mum was working very hard as a hawker and couldn't really spent time with us on outings with mi and my brother.


Back to my story with doing coloring and drawings with my daughter. I use a Brother printer (MFC-J491DW) that cost me $139 with another $50 on the ink cartridge. I bought it from Challenger and as member of Challenger i am able enjoy discount and also on the ink cartridge.

I type peppa pig on google and the first thing that comes to google is pininterest. There are a lot of free coloring pages and drawings which i put up and do color with my daugher. Check out the drawings and coloring that mi and my daughter did. It will be fun for you and your children. 











Medishield Insurance for the whole family

Due to rising cost of Medical insurance in Singapore, a operation in Singapore can cost thousands of dollars. My mum is a living example. She was hospitalized for 6 months and the bill come up to about $150k+. Luckily she is under the Medishield life and she is pioneer generation so there are a lot of subsidy for her. In the end her bill is $7k+ instead. This is huge relief for mi. That is why i got the medishield insurance coverage for my wife and 2 daughters. Hoping of course they will not need it. And this is just for insurance only.

I am using Prudential for myself, wife and my 2 daughters. Unfortunately i could not get my mother insured as well as she has preexisting illness and Prudential assess her to be of high risk.

Although i myself has never claim before, my wife and my 2 daughters did claim before. Luckily there is insurance to cover on the costs so that no cash is used.

However this year the premium has risen to very high. As my age is 43. The premium amount is $1116.8 cash and $948 for my cpf. It used to be less than $500 per year. It has risen through the years from $600 to $1116.8 in cash and cpf is from $400+ to now $948. 

I am going to look for my agent to reduce this to cover only the public hospitals instead for myself.

I will still maintain for my wife and 2 daughters. Depending on how much the premium raised, i may also swop their plan to cover only public hospitals.

I thought it will be useful to check what are the ways that we can stretch the dollar in this Covid 19 in Singapore.

Instead of eating out, we purchase food items to cook in the house. This enable mi to save on my expenses and i am able to accumulate more points on the credit card which in turn translate to more rebates for the next purchase. There are lots of varieties of food however ice cream is always the first to sold out, including the cones. This makes me wonder, does everyone have a sweet tooth when eating at home. 

2. Netflix

If you are like me who like to watch movies, however due to the Covid situation. Do check out NetFlix and on top of that Starhub is offering a promotion on it as well whereby you can get Netflix/Broad band/Tv for the price of $79.90. All at the comfort of your home.

3. Refinance your housing loan

I did a check during the July Period as my hdb MOP period is going to reach by end of the year and i would like to check how much loan and what interest rate i am eligible so that i can review whether i can afford to sell and purchase another hdb. Guess what, the interest has fallen. Currently it is offered at 1.12% and Redbrick is the largest mortgage company and will match all competition. It may just be the time to refinance your loan. Take note though if you loan amount is not that huge, it may not be viable or possible as some finance or banks will require a min. loan amount.

5. E-Library

My favourite place when i was young used to be the library. Nowadays whenever i go library is with my kids and we spend a lot of time at the library during the weekend to cultivate their interest in stories, imagination and free aircon. However due to Covid, we didn't really go. That is where i download the overdrive app to download Ebooks from the NLB, if you are Singaporean it is free. There are a lot of books and magazines that can be download and read at your leisure. Take note though it is for 3 weeks, after which you will need to borrow again. In case the book is being taken, you can reserved the book at $1.50. Definitely stretching the dollar.

Activities for Kids at Kidz Amaze


I've been wanting to write this for so long. That was like 7 years + ago. When i was organizing an activity for kids. There were 36 kids in total and i absolutely loved it. Minus the commute in the bus though. Imagine 36 kids in a chartered bus. 

What started off was a project that started by looking for old folks as i was part of the organizing committee for organizing a visit to old folks. As it has been for the past 5 years since i join the company in 2012, i propose that we should do something different. How about have an event for the under privilege kids? 

We asked around and manage to get Faith Acts to oblige and was willingly to let us take photos to show case the committee event that we have done. In case you are wondering what is Faith Acts. Do check out their website. https://www.faithacts.org.sg/about-us

From there, 1 started the preparations. I was researching on the activities that we could bring the kids for a Saturday morning with 2-3 hours play and also get the volunteers from my company to mingle around so that there will be play. I queried on Kidz-amaze, Snow City, Science Centre. With the budget of $2k on hand, we visited the 3 places for an understanding of the venue and the area where we can house 60 people. We finally settled with Kidz-amaze with budget,location & safety considerations. Here's the website, do check it out. We have the venue and location. That was my main concern. 

The other items on my checklist was

- Chartered bus to bring the children to and fro from Faith Acts

- Volunteers to man the stations (meeting with volunteers to assign their roles as playgroup, safety, ushers)

- Gifts for the kids as they finished the event (corporate gifts)

- Prize hamper for the team of kids (using the budget)

- Lunch for the kids (using the budget)

 Overall i would give myself and the team 9.5/10 😀

Side Hustle in Singapore

Recently i have been reading up a lot of side hustle by ordinary people who just wants to earn additional income. Everyone started small, it can be like E-commerce. I started in Ebay as a seller back in 2004 before, i dabble in selling stuff that i do not used or resell as i have no use of it. I did manage to sell a MP3 player back then. I still remember i put up my mobile number to meet the lady and i got my $30 for that. It was a nice experience that by posting pictures onto the Ebay, i am able to generate sales. Now fast forward in year 2020. Due to the Covid 19 whereby everybody cannot really come out. My mind turns to side hustle again and the thing that cross my mind is E-commerce. I start exploring again. 

Things have really changed back then till now. There is amazon, Q10, Tao Bao, Alibaba, lazada. Back then the pictures and items description are not so descriptive. Now you can see that the layout and reviews are top notch on these websites. Speaking of which i have not been on to my Ebay account for more than 10 years. Time to check back on Ebay.

Yup it is still intact. Time to do some listings on Ebay and carousell.
In case you do not know about carousell. Carousell is a homegrown Singapore company started by 3 men who wanted to use mobile app to sell unwanted stuff. Today the company is worth at least $500 million. Indeed this is one of unicorn company that as a Singaporean i am proud of. Breaking into untap markets and into recycling business.

I just made my first sale on a mini fridge that i sold off today 5-Sep-2020. Not a bad thing considering i took the photo and post it today. 

Another company that has been around for a long time are cash converter. They have been around for the longest of time since i remember. My friend did engage their service as she was shifting house. She was selling away all her old furniture, baby prams, chairs, tables. The amount of cash they offer may not be fantastic but they did take care of the cleaning out of her old items without any fees. There are quite a number listings as well at affordable range. If you want warranty and at least a company to screen through the product before any purchase. This would be the place to go to.

Another favorite place will be flea markets in Singapore. Due to Covid19, currently all flea markets are on hold. I still remember garang guni whereby people sell their wares at sungei road. You can always find wares on a Sat and Sun and there's bargaining and negotiation there however this has been shut in 2017 down due to development of the area. After doing some research, i manage to find a digital website. Do check it out for any items that you want to sell and dispose.

Hawker in Singapore

I am not kidding, do check it out. I didn't know that you have to apply through NEA to be a hawker. Only Singaporeans are eligible though. There are different types of hawkers. Like my dad, he is also a hawker but he only sell clothes so he need not apply for the food hygiene portion. I would say the rent is reasonable and he is able to earn a living in this challenging timing. 


Pororo in Marina Square

 I went to visit the Pororo at Marine Square with my 2 daughters and my wife last year. It was really fun and enjoyable. My 2 daughters love it. Lots of interaction and music in the background. There is also places for adults to sit as the children roam around. It is like going into a castle and exploring the playgrounds, houses, tram ride, shows. I will recommend to any one with kids from 1.5 year old to 6 years. The shows are pretty good as well. There are music and dance around with the people and of course lots of photo taking with the real size PORORO.

Frozen is coming to Changi Airport

 This post may have come late. But better late then never. It is still a journey for mi as a Father.

Looking at the Frozen 2 characters brought back the child in me. The adventures, the passion and the drive. I do recommend for people to watch it. It is magical just like like Disney. Here are the photos of my journey with my family at Frozen

CPF for Ordinary / Special / Medisafe. To max it out for our Retirement

I would like to share on my knowledge for the CPF on Ordinary / Special / Medisafe. In times like COVID19, we should made our savings work harder. If you are a Singaporean just like me, you will definitely be interested on this. 

Do you know that as of current the 

- Ordinary is earning 2.5 - 3.5%

- Special is earning 4 - 5%

- Medisave is earning 4% 


In times like this, won't it make more sense to invest into CPF special account? By pumping cash into special account, you will earn more interest and also gain more buck for your special account when you reach 55. When you reach 55, it is mandatory to have a retirement account whereby you can opt for 3 options. If you are able to accumulate $181k by age 55 with combination of ordinary and special account, this amount can be set aside to retirement account whereby you can get your monthly retirement savings when you reach age 65. Depending on the options you choose, you can get around up to $1500 per month. With 4% interest rates, it is definitely an option to boast the savings. 

And if both husband and wife set aside this minimum sum, imagine you have $3000 per month to spend without doing anything for the rest of your lives. This will lessen any burden to your children as well as your next of kin.

Those who are cash rich can pump cash into the special account and enjoy tax savings.

Those who are not cash rich but who have no use of the ordinary account can transfer to special account but do take caution. Once you transfer from ordinary account to your special account, it is non-reversible. Do consider carefully and clearly. I myself will definitely want to allocate more funds to my special account if situation permits and enjoy the additional percentage interest gain from special account.

Project Management of Injection Molds for Entry Project Engineer

Journey of a Project Engineer 

It has been a while since i post from year 2013 till now 2019. I always wanted to do a post on sharing of my experience back when i was working as a junior project engineer in my ex-company.

I can still remember back in year 2004 when i join a SME in plastic injection mold company. My friend who was my Master's classmate roped me in as he need people to join as the current batch of project engineers are serving notice. You can imagine my surprise when i join the company thinking that i will be learning from my seniors but most of the seniors have tendered or serving notice. It didn't help that my classmate who is also my boss was busy with fire fight and i was left to fend for myself.

 I recalled very fondly that i will be taking over from a colleague who is serving notice. He shared with me the projects that had on hand and tried to guide me as best as he could for his last week. I tried to learn as best as i could. However 1 week is really too short and how i wished that i could have a mentor to guide and show me the way so i can make less mistakes. I was 27 years old, not too young but not too mature.

I compiled the Journey of a Project Engineer so that any new Project Engineer could understand and relate on and perhaps it can also help you in understanding how projects are run in SME company.






Let me start the clock back in year 2004. I remember i was playing MU online when i got a call from my ex-classmate (Alan). He invited me for an interview in a local SME doing plastic injection toolings. I went for the interview and was shortlisted. I half felt that it could be basic pay was low and they don't mind to give me a opportunity. Off i start my career in a SME in May 2004.

My first day of work and my ex-classmate (Alan) who is my Manager assigned me to a project Engineer. He told me to learn from him. Little do i know that he is serving notice and he will be going off in 1 week time. That 1 week was the most intense week that i endured. Besides meeting local customers and Overseas customers (Tyco Electronics, Avaplas, Philips, Kodak), i was busy trying to absorb whichever things that my fellow colleague was throwing to me. I took down as best as i could. After the 1 week of honey moon period, my colleague left.

Fast forward 4 years + in the company 2008 before i left to go my operation on my shoulder. I had handled more than 200 toolings and handle 30 toolings in production as well.

Let me share my experience and insights for managing plastic injection molding projects well in SME company.

I had zero experience in injection toolings when i first join in 2004. Along the way as i was managing the projects, i read up and pick up the skills. From understanding what is cold runner & hot runner toolings, cycle time, mold size, machine size, shot size, cooling time. All these built up my confidence and enable me to be able to liase and coordinate with my internal and external customers.

What is cold runner tooling? Cold runner tool can be 1/2/4/8/16/24/32/64/128 cavities. 3 plate tooling. In my experience dealing with cold runner tooling, balancing of the runner is always a challenge when it goes to 16 cavities and above. My experience is using Meltflipper. with http://www.beaumontinc.com/meltflipper/

You can be sure for the amount of money that is being paid, it will be worth while then keep on tweaking the insert, tooling or runner. Imagine you only need to test the tool 2 times at most. It is a based in US and they use UG. The runner solution that they provided are the best so far that i have encountered.

What is hot runner tooling? It is basically a runnerless tool. It helps in saving material and cavity balancing. There are 3 hot runner brands that i encounter before. Not in order of preference.
Moldmasters / Husky / Maenner. These 3 brands are top notch in Singapore and most tool makers look for them for supply.


I still can't believe that i have hang on to my project engineer. The only thing that kept me going was i believed that tomorrow will be better and the experience that i gain now will put me in good stead and i will be able to leverage my experience for my next job. After which i got another offer by my ex-customer who introduce me to another top notch injection tooling company in Singapore. Till this day i am still very grateful to my customer. My advice to junior engineers working in project engineer field is to keep you eyes open and work with everyone you can. This will enable your experience to build up and at the same time network with people. I kept an open mind and work with anybody. I love working with people who don't mind hard work and i constantly remind myself that do not efforts that put in today will be realised tomorrow even though the tomorrow may not come soon.

In a local SME setting, there will be people in key positions that warrant your attention as they are key to getting things done. Some may be old timers, may know how to network, may know how to boot lick. Depending on your character, you can choose to learn from the old timers (experience gain is alot), network (learning the skills of communication), boot lick (to position yourself in front of your bosses). I am very poor on the boot lick part and it has set me back on promotion. Besides that whenever i want to gather support or resource in my project, it was very tough.

For the first 2 years that i was in the company, i only gain a $60 increment. Total $120 for the 2 years effort.Other people would have quit and move on. I did not mind the increment as i know the indirectly the company is sponsoring me to manage the projects on their behalf and i was gaining the experience (old timers) and network (suppliers / customer). Little by little as my work rate and project completion goes higher and higher, i was given more projects and handle more difficult customer. Besides learning from the old timers, i read up all i can on plastic injection molding and practice it. The more practice i did, the better i become and i was able to determine the root cause in a fairy fast time. In a SME company if you do well and your customers and suppliers speak of you highly, your boss will definitely take notice and will support. Although i struggle in my first 2 years. My third year in the company, my boss give me a 6% increase however knowing the leverage i had and my work rate. I ask for $500 increase. I got it and i know that they needed me due to my customer/supplier/old timer relationship. At that point of time i was getting 3k+ before i left my the SME company in 2008.

I want to share in SME company, as a project engineer, you must work with the team and create a team effort to showcase the customer and supplier that there is a company working with you to deliver the end product. I will get the team to play football together (Prod, QA, Testing) These will assist to break down the barriers of communication and everyone can work together. It is important to note that working hand in hand is better than doing it alone. Besides that must be open to communication, that means let others do the talking and you listen. Too often the project engineer that comes under a mentor that don't practice communication will be in deep trouble as when you need to get things done, you need support.

As a project engineer, you will face countless decision making, knowing your boundary to make decision is important as you gain more experience and leverage. For the start will recommend to learn from past projects as a guide, if there is not past project as a guide, ask from the tool makers / tester / QA. With that you formulate a plan whether which can deliver the project best. My experience tells me testing is crucial, from each test of the tooling, you will know whether do you need to open up more vents, open up more tolerance or tweak the tool. I relish all testing as every tool is different even though you may have the same design, same machine testing. There will be things that will be missed out.  Last but not least do not give up. At least 3 years to gain the experience before moving on. Hope that it will give you confidence by my story.

If you google it you can find him. What can i say. He is impressive. He conduct the Seminar in a high jibe and vibrant and energetic manner. Very inspiring after hearing the success stories and also the concept.

The concept is easy. 4 steps only.

1st STEP  TO generate / have a an Anti-Millionaire product ideas. To futher elaborate in the market there are a lot of products with alot of competition. The concept of it is to have is to identify the needs / solutions whereby normal people like you and me requires but is not readily available. Market Samurai provides data information on the statistics of people surfing the internet for information, it categorises the information and also provide information on business or websites or blogs providing this information. That's where identifcation of the needs comes in. I can write an Ebook or video with no capital cost, just my time and a computer and of course an internet connection.

2nd STEP To Create a website : This is fairly simple, there is google, wordpress, which can customize the webpage. There are also free themes to download. In case you are wondering what is themes, there are the webpage cover which makes the website looks attractive. Right now there are tons of free themes to download and you can put it in google or wordpress or you can design your own using microsoft page maker. The importance is on the content and the reliability of that contents.

3rd STEP  Driving Targeted Audience Traffic to your webpage : #1 source is of course google. Optimizing your webpage so that your targeted audience will be able to find your web page through google. Updates on your webpage so that it remains fresh and updated. Use backlinkes like forums, afflitates, facebook, twitter, youtube 

4 th STEP 

Create other websites and repeat from step 1.

Books on financial intelligence

I am recommending the Financial IQ from Rich Dad and Poor Dad Author. It has given me alot of insights.
Increasing the Financial IQ, this will enable people like me to become a better invester, better business man, better budget control. Why i say this, the book shows that Currency the way we know it has change from our Forefathers time till now. Right now this is the CREATION wave. Whereby people who creates will best benefit from this unsettling time.

What is creation. Creating intrinsic value or perceive value and create a demand for it.

Developing the Financial Genius in oneself to better handle this 21st century Economy.

For mi i'm contemplating and thinking of setting up a social business for gathering people, organising activities to get people to mingle. That's my strength as i'm in the project field. I like to organise events / activities and plan. It gives me tremendous satisfaction that the work i do, people appreciate it. That's why i'm thinking of going for this. Starting small first and slowly build it up.

Feedback from Union with regards to the ProBaby

I receive an email from Union with regards to a survey to be done. As a passionate Singaporean, i oblige and happily do the survey. However i find the survey is only categorizing the needs and it attempts to separate Singles and Married personnel with only few options available. In other words it is doing a survey and base on the options available tilting towards the objective of what the Government wants to do. Not asking the people's thoughts of it.

I propose that there should be a blue print and Singaporeans need to know the PROS and CONS of it so that they themselves make a decision. From the blue print of the Government, a frame work of it. Let there be a debate or ideas to challenge the blue print and frame work and fine tune it to suit 90% of the population needs. This can in the form of debate for representatives in category of
  1. low income / low education
  2. low income / high education
  3. middle income / low education
  4. middle income / high education
  5. high income / low education
  6. high income / high education

It may not be perfect but at least there's a platform to start. Start from small and slowly fine tune on it. If it is too complicated and challenging, people would just ignore and treat it as another one of the gimmicks.

In order for everyone to participate. I would think that the blue print have to be printed out and send to every household. Give people channels to offer their ideas and offer them publicity to challenge the blue print. Get people to be motivated and fired up to participate in the policy.  Mass marketing campaign is a must for this to succeed as people need to be constantly reminded and steer towards the right direction.

How to get people fired up and motivated. Get the PA involve in doing rounds and a personal touch to the people living in the constituency. Show them the passion and people will get ignited. Once the ignition is started, the passion of fire need to be kept constantly alive. Creating the habit takes time (making more babies) Incentives and Rewards would come in handy in order for the habit to slowly take root. Over time it will become a habit and people will get addicted to having babies.
